Blacksburg Townhomes FAQ

Who is eligible to apply for a Blacksburg Townhome?

Habitat for Humanity of the New River Valley works with individuals and families who demonstrate a need for affordable housing, are able to pay an affordable mortgage, and are willing to partner with Habitat throughout the homeownership process. Specific income and eligibility requirements apply.

The townhomes are located in Blacksburg, Virginia on Airport Rd., and are being developed as part of Habitat for Humanity of the New River Valley's affordable homeownership program.

How many townhomes are being built?

The project includes 11 affordable townhomes.

When will the townhomes be available?

Interested individuals can complete a Habitat for Humanity of the New River Valley homeownership application. Application Here

Do I have to be a first-time homebuyer?

You cannot apply if you have owned a home within the past three years. Habitat's homeownership program is designed to help individuals and families who may not otherwise be able to afford a traditional home.

Do I need to have good credit to apply?

Habitat considers an applicant's overall financial situation rather than relying on credit score alone. Applicants will need to demonstrate an ability to make affordable monthly mortgage payments.

How much will the homes cost?

The price of the homes will vary slightly depending on the unit, they will be between $245,000 and $255,000.

Will I own the land?

No. You will own the home, but the land underneath it will be owned by the Community Land Trust (CLT). This helps keep the home affordable for future homeowners while allowing you to build equity in your home. For more information about the Community Land Trust and how it works, visit the New River Home Trust FAQ.

What does "sweat equity" mean?

Habitat homeowners partner with Habitat by completing required sweat-equity hours. This may include helping build their home, volunteering at the ReStore, participating in homeownership education, or completing other approved activities.

What will the townhomes include?

The Blacksburg Townhomes are being designed as affordable, energy-efficient homes with features that support aging in place and accessibility. The four end units will be 3 bedroom 2 bathroom homes that are ADA accessible with the primary bedroom and one full bathroom on the first floor. The remaining seven units will be 3 bedrooms with 2 and ½ bathrooms.

Can I choose which townhome I receive?

Home assignments may depend on household needs, availability, and other factors.

Will I own the home?

Yes. Qualified applicants purchase their Habitat home and make monthly mortgage payments, becoming homeowners rather than renters.
